About the Alabama/Florida Gulf Coast
It's a fabulous time to be purchasing or selling property along the magnificent Alabama/Florida Gulf Coast. The Real Estate market is hotter than it's been in the past 8-9 years, and the investment rental market continues to grow by 7-9% each year since 2011. Many Gulf front condos will cash flow and my client's are basically seeing their condos pay for themselves.
It's no longer a Buyer's Market:
As much as buyers would wish otherwise, it's no longer a Buyer's Market practically anywhere in the country and our area is no exception. Inventory is the lowest it's been in years, listings are selling for a higher percentage to list price, and if the property is listed at market price, we're seeing multiple offers. And sale prices continue to grow a a steady pace at around 5-6%a year...very normal and healthy market conditions.
Is it time to sell?
The answer to that question really depends on when you purchased. If you bought at the top of the market, you may just now be at a break even point in your mortgage. However, if you purchased when prices had begun to slide (2008-2011), and with an appreciating market, you could realize a significant gain in value.
